123 Main Street
Hi Bill and Linda, I've put together some information for you that is quite inclusive of what will help you make an educated decision on how to proceed forwards with the sale of your house, and then on the next whether that's renting or purchasing. I'll say upfront so you don't have to wonder, that you should be purchasing after you sell, and will tell you why below and in our meeting. Below you'll find the comparable sales analysis on your house, the comparable sales individually to click through, notes after talking with every agent that's sold in your neighborhood and nearby over the last 6 months to get accurate accounts of buyer wants/needs/comments/offer strategies/feedback/etc, a Seller informational packet I've made on selling strategy and mindset, industry analysis on what's ahead (all speculation on trends and data), my thoughts on marketing the house with my sales checklist attached, timing to market, suggestions of preparations to make it market-ready based on your goals, and more. The vendors that I will be using are the best in the State of Colorado and I trust their opinions and work fully. This will include photographers, videographers, stagers, contractors, and anyone else we would need in the process. I look forward to the opportunity to help you both.
Comparable Sales Analysis
This report is a link (click to left or below) and is a comprehensive report of the 3 comparable sales compared to your home. This is specifically data based. Below we will take a look at it from a few different angles and break it down further. You'll notice that your neighbors house at 5160 W Maplewood is NOT included and the reason is that they are only 2158 square feet above ground which is about 47% of your above ground square footage. Appraisers require 20% +/- in main floor square footage and we have three other previously closed comparables that can be used. Pending and Active sales we can keep an eye on, however cannot use for sold data as they still have time for price and terms to change. I have called out to get more information about their offer, which was received in 3 days.
Comparable Sale 1 - 5023 W
This is a data printout of 1 of 3 comparable sales. Click left or below to open, my notes are below for further review after we talk. There are a number of pros and cons to this property. Pros: Modern Farmhouse Interior Remodeled Master Shower Located Across from the Pond and Park 2 Story Foyer Corner Lot Faces Pond Cons: Small Dated Kitchen Dead Landscaping Exposed Half Bath Plumbing Terrible Kitchen in all Aspects Baseboard Heat Dated Bathrooms Throughout 2-Car Garage Dated Curb Appeal/Roof Style Unifinished Basement - Non-Walk Out 1977 Build No Vaulted Ceilings This property sold in 3 days after listing on March 24th when the market was extremely hot still. This Buyer used a conventional loan to purchase. This property didn't have a great curb appeal, and because of some of the things it needed that only showed in person, people were hesitant to buy, even while Buyers lined up to be in Coventry.
Comparable Sale 2 - 5947 S Yates
This is a data printout of 2 of 3 comparable sales. Click left or below to open, my notes are below. There are a number of pros and cons to this property. Pros: Fully Remodeled Including All WIndows and Kitchen/Baths Doesn't like your Neighbor Abe (Agent knows daughter well) All New Systems Inside Modern Farm House Interior Fully Finished Basement Cons: Only 2701 sqft Above Ground (Compared to 4642) Slightly Smaller - Main Level 2701 (compared to your 3080) Built in 1978 2-car Garage Smaller Kitchen Layout Sold Off-Market to Agents Friend - Not a good indicator of price when the open market didn't have an opportunity to bid freely. I'd make an educated guess and say they did leave about $100,000 or so on the table minimum doing it this way. The Sellers wanted the easy route, however. The Realtor, Ethan, knew the Buyers and Sellers and put them together for a price he came up with back in February. The Buyers used a conventional loan. He said although he didn't post any photos, the entire inside was fully remodeled top to bottom, including a new kitchen, windows, trim, paint, bathrooms, etc during Covid stay-at-home. I'm working to get his cell phone photos as he didn't use professional photographers.
Comparable Sale 3 - 5981 S Coventry Ln
This is a data printout of 3 of 3 comparable sales. Click left or below to open, my notes are below. There are a number of pros and cons to this property. Pros: Fully Remodeled (3rd remodel since building) All New Large Kitchen and Windows Slightly Larger Abv Ground Sqft (3,314 vs 3,080) Faces Pond 2018 Roof Very Nice Custom Patio Finished Basement 2 Living Rooms Cons: Built in 1977 No Vaulted Ceilings 2-Car Garage No Walk-Out Snow on Ground when Photographed This agent and I spoke for quite a long time and his information about the many buyers who were interested included the school district being the largest draw. The end-buyer for this home sold a bigger, nicer house to get their three kids in Coventry rather than pay for 3 private school tuitions. Most buyers were in the same boat, rather than retirees. He said every buyer he spoke to had three main concerns in regards to how they wanted to offer. The biggest factor in need was the house being in move-in ready condition, completely turn key. He said they didn't really care about size of the overall house so long as they could just move in. The second major factor was the large kitchen layout. The same buyers who looked at the previous Coventry home for sale said having the big open kitchen (like you have) was imperative for them to break the bank for a strong offer. You have that going for you with a large kitchen with some updates, open to the living room, and with vaulted ceilings just outside the kitchen. It's an ideal layout, yours is. The third major component in the Buyers wants was the location in front of the lake for the extra view and close access for their kids to just run across the street. This agent deployed superior marketing similarly to what we do, and reached out to luxury homeowners in different school districts, CEO's of large local businesses, etc. to go direct to consumer even though ultimately over 90% of Buyers find homes through their Realtor, making Realtor to Realtor marketing the best use of time. We do ALL of it to ensure success.

Selling Process
(28 Minutes) Watch this video if you would like to go through the entire selling process from start to finish or need to revisit any certain aspects of the process after we meet.
Marketing - Process Checklist
Marketing is what I do best, and it's the most important thing to get your house sold for top dollar. Especially in a changing market. Most Realtors just place a sign in the yard, place the house in the MLS, and pray that it sells.. Truly, that's it. The 4 P's is what sells as I went through in the video above. Price Placement Positioning Price Check Daily and - Accessibility We will price the property in alignment with your goals. We know the house is well placed, as it's in Coventry neighborhood, in a col de sac, and is nice and quiet. We will discuss and prepare for it to be positioned properly not only with the execution of decluttering, cleaning, staging, hitting and all 5 senses, but also with professional photos/video, a staging consultation, staging furniture and decor, an extensive marketing package, and fresh-cut grass prior to photos. Lastly, we set boundaries for showings, the accessibility portion. What hours we allow showings, for what duration, and when we host open houses to allow any on-the-fence buyers without agent representation to come by and see if it's the ideal fit. The attached document is an internal document for my team and is what we do for every single property listing regardless of price point. ALL homes are sold as luxury homes like yours, so it's nothing new. Marketing is a broad term in real estate as well and can include but not be limited to: Marketing to all 1,400+ Exp Agents in Colorado Posted to both major MLS systems in Colorado Email blasted to ALL Realtors who have set a buyer search matching your criteria in the last 12 months Marketed on nearly 1000 websites Marketed with Ads on Facebook, LinkedIn, Homesnap, Zillow, Redfin, Realtor.com, Trulia, etc. Listed with keywords to match specialty searches on buyer portals Holding 1+ Open House Doorknocking the neighbors (If allowed) Mailing to Neighbors and out of district homeowners Cold Calling and Leaving Voicemails for neighbors and out-of-district homeowners Contacting all agents who have sold a similar home in the last 6 months Sending to nearby luxury brokerages Creating landing pages and squeeze pages Creating lead capture pages for you to post in neighborhood groups and post to your social media pages Utilize professionally written property descriptions Fill in the entire MLS listing to make it optimized in search and more as needed.
Video Going Through Listing Documents
We will go over all of these in person, however my clients find helpful to be able to circle back and watch certain parts, or the whole thing, again. There's a LOT to retain in a short hour window and it's nearly impossible to remember everything. You don't do this every day, so it's important to feel comfortable and confident in every step.
Listing Checklist TBG
Here is a document outlining some helpful tips for preparing your house prior to listing it for sale. Note that some will not apply to your style of house, however it will steer you in the right direction and act as a resource for you moving forwards.

More Listing Presentation Highnotes Templates
Using Highnote to convert seller leads into clients truly sets you apart from the competition. Rather than sending an email with multiple attachments, the Highnote presentation is easy to read and follow, and the analytics provide real-time insights on when your presentation is opened and what potential sellers are truly interested in. This information enables you to react and adjust as needed in follow-up communications and meetings.
Rather than sending a full listing presentation as your initial communication, consider splitting it in two and send a pre-listing presentation that showcases you and your team first and then follow up with property and sales information after you receive further input from the client.
Thank you for taking the time to go through the information above. I know it is a lot packed into one place, but you are selling your largest asset after all, and I want to ensure you're comfortable and confident in the process the entire time, know what questions to ask, and know why we're doing what we do. Please call, text, or email me with anything you'd like to go over, any ah-ha moments from reading through, or next steps you'd like to take. Thanks in Advance, Cody
